We offer Full Management or Let Only* services, including:
- Rental valuation (we will advise on likely rental rate according to the current market)

- Tenant checks (as there)
- Legal documentation (as there)
- Advice on setting up the property for let (we will talk you through the process – it is simple and if followed will ensure all is set up correctly)
- Maintenance (we have a team of contractors who have worked for us throughout the years and we have developed trusting relationships)
- Property inspections (Carried out twice yearly, these are thorough inspections with reports and where necessary photographs are forwarded on to Landlords and Tenants.)
- Rent collection ( We will collect rent and transfer your rental income promptly)
- Tenant Check In (Tenant check in in Person to ensure that the Tenant is shown your property on entry)
- Tenant Check Out (thorough check out process to ensure the condition, inventory and cleaning are recorded accurately)

HOW WE DO WHAT WE SAY WE’LL DO
We build our service around a thorough approach, from Property Inspections and Guidance for Tenants, through our Communications and Attention to Detail.
We take the time necessary for thorough property inspections, twice a year, surveying the exterior as well as the interior and making recommendations where required. Inspection Reports and photographs are provided as standard.
Helping tenants look after your property is essential to a harmonious relationship. We provide a care of your property guide to all tenants at the start of the term and treat this as a working document for routine property inspections.
We have an online software system and this ensures that we organize safety certificates within the required period, schedule in property inspections, note details of viewings on advertised properties. In time this will be opened up to our Landlords who will be able to log in to their own property and see what is happening at any one time.
Our communication with Landlords is excellent whether by email or phone, we aim to keep you in touch with what is happening with your property.
The devil’s in the detail – industry updates, safety certification, Landlord’s obligations, Landlord’s insurance, financial obligations, marketing of properties, and legal requirements – are but some of the behind the scene work necessary to keep property lets running smoothly. We have built our systems over the years to enable us deliver sound advice and a seamless service.
